━ WhAT WE DO
What is the Hybrid PM/CM model?
The typical construction manager role is someone who will be on the job site 40 hours a week. A project manager, on the other hand, is also someone who is typically on the project 20 hours per week. The combination of PM/CM would cost the project 60+hours/week. For smaller construction projects, this approach is very costly. Therefore, we offer a hybrid PM/CM model.
How Does It Work?
In this model, we combine the responsibilities of a PM and a CM into one role. The CM would visit the job site periodically and on regular basis. We then use the remainder of the time to act as the Project Manager (PM) on the project. During initial project set up, we align with the client on how many times a week the CM will be at the site so a mutual understanding is set up in advance.
This hybrid PM/CM model has proven to provide our clients with massive cost savings and unparalleled value. So in other words:
Our hybrid PM/CM model merges the roles of Project Manager (PM) and Construction Manager (CM) into a single position, effectively balancing on-site oversight with project administration.
Here's how it works:
Project Oversight
In a traditional setup, a CM spends 40 hours per week on-site, managing day-to-day activities like coordinating trades, tracking progress, and ensuring compliance with project specifications. With our hybrid model, the hybrid manager combines these responsibilities with those typically handled by the PM, providing focused on-site management for critical phases and tasks. This approach ensures that the project maintains momentum without requiring full-time on-site presence, which saves costs.
Project Administration
The PM’s role usually covers budgeting, scheduling, and communication with stakeholders, typically from an off-site location, about 20 hours a week. Our hybrid PM/CM manager integrates these tasks while actively involved in on-site activities. They manage budgets, timelines, and stakeholder communication directly, which enables faster decision-making and keeps the project moving efficiently.
Tailored Time Allocation
The hybrid manager adjusts their time between on-site supervision and off-site project administration, based on the specific needs of the project stage. During critical phases (e.g., start-up, inspections, or major milestones), the hybrid manager will spend more time on-site to ensure smooth execution. During planning or less intensive phases, their focus shifts to administrative responsibilities, allowing for better time management and cost efficiency.
Cost Efficiency
By consolidating the PM and CM roles, we eliminate the need for two separate team members, reducing the overall hourly commitment and, ultimately, the project’s cost. This hybrid approach is particularly well-suited for smaller projects, where having separate roles can be excessive but streamlined oversight is still essential.
Enhanced Communication & Accountability
With a single hybrid manager overseeing both project oversight and administration, communication channels are simplified, reducing the chance of miscommunication between separate managers. This unified approach keeps all project elements aligned and increases accountability for the project’s success.
